How do I create a RealeSeller™ CMA?
 

The Property
:
First, each property you are going to use to make the CMA has to have some minimum information in place.  Each property needs a complete address.  Next, each property needs basic CMA data entered.  You can look at the data by going to a property.  The basic CMA info is displayed on the first tab of the property.   Make sure the data in this area looks something like that in the below image:

If all of the properties have this information, you are ready.  Press the Launch CMA button.
The CMA display window will appear with a Wizard Window which will move you through the process step by step until you finish.  The Wizard Window will look like this:

Either type in a name if you didn't do this in the window above this one, or press the prospect browse button (the card with the two people on it) and select the person from your prospects or contacts.  If you wanted, you could change or select a subject property by browsing and selecting another property using the property browse button (the card with the house on it).  Once you have made these choices, press the Start button.  At that point you will see this window:

Note the Property browse button pointed to by the cursor in the image above, press that button.  You will then see this window:

Double-click on each property you want to use to compare with your original property choice.  This will add the property to the list.  Once you have done that, press the OK button.  Next you will see this window:

Press Next to continue which will bring you to this window:

Now make your CMA.  The last Wizard Window you see will be this one:

Once you press Finished, the CMA window will be filled with the data from the properties you picked to make this CMA.  At this point you can do many things.  You can save the CMA, Email it to someone, print it, etc.  You can also start over and make another CMA.
 
Here is a sample of a finished product with 7 properties in the same neighborhood:

Using the information above, you can see that the average price per square foot in this neighborhood is going for $73.27 a square foot.  Unless there is something different about your subject property, it should be listed for approximately $241,645.  And in fact this house actually sold for $241,650.  This part of the program can be very accurate if you supply enough sold home information in the neighborhood and the home is in good repair.
